Roof Cleaning Access: Do We Have to Walk on Your Roof?

You want the roof cleaned, but the thought of someone stepping onto it makes you hesitate. Perhaps the patio roof is older, the house has two levels, or a previous tradesperson told you that one section should never be walked on.

Roof cleaning access depends on the building, its condition and the work required. Some jobs can be approached from a suitable working platform or other position. Others may involve roof access with an appropriate system of work. The decision needs to be made for your property, before cleaning begins.

There is no useful blanket promise that every roof can be cleaned from the ground, or that every roof is suitable to walk on. Here are five access questions worth discussing with your cleaner.

1. Which roof sections need their own access plan?

Start by separating the main house roof from the extras. A carport, front verandah, patio, garage and detached shed may have different materials, supports and access restrictions. Being attached to the house does not make an extension suitable for the same approach.

Tell us if a builder, roofer or previous contractor has identified a section as unsuitable to walk on. Pass on any relevant information you already have, rather than checking the roof yourself. Mention additions whose construction or condition you do not know.

2. What does the roof’s condition change?

The material name alone does not settle the question. Age, previous alterations and visible deterioration can all affect the assessment. Tell us about known roof damage, earlier repairs, skylights and any ongoing leaks.

WorkSafe Queensland’s guidance on fragile roof surfaces highlights skylights, plastic sheeting and corroded roofing components as particular concerns. A surface that looks solid from below is not automatically suitable to stand on.

A harness also does not make a fragile roof strong enough to support someone. The access method and fall controls need to address the actual hazards. If the roof material or condition is uncertain, further assessment may be needed before a cleaning method is agreed.

3. Can the work be reached without standing on that section?

Sometimes an alternative position or suitable access equipment can reduce the need to stand on a roof section. Whether that is practical depends on reach, the shape of the building, the cleaning task and space around the property.

An elevated work platform, for example, needs an appropriate place to operate. A narrow side passage, retaining wall, steep driveway or overhead obstruction can affect what equipment is suitable. Sending only a close-up of the dirty roof may leave out these details.

Show the wider setting as well: gates, driveway, side access and surrounding buildings. If equipment would need to pass through a shared area, let us know who manages access.

Roof cleaning access should be agreed as part of the job. A low-pressure washing method describes how a surface is cleaned; it does not, by itself, explain how the operator will reach every part of it.

4. How do solar panels affect roof cleaning access?

Solar panels change the layout of the available working area. Tell us where they are and whether you want the panels cleaned as well as the roof. Neither task should be assumed to include the other.

5. What needs to stay clear below the roof?

The plan includes the ground below, not just the roof surface. Discuss entrances, paths, parked vehicles, outdoor furniture and places where children or pets normally spend time.

For a home with a busy front entry or a shared driveway, agree how people will move around the property while work is underway. Access restrictions and the area kept clear should suit the job, rather than relying on a standard distance for every building.

Weather can also change the plan. Wind, rain and wet surfaces may affect the agreed method or timing. Ask how you will be contacted if the booking needs to move, particularly if you are organising gate access or taking time off.

Useful photos you can take from the ground

You do not need to climb a ladder to help us quote. From a safe ground-level position, send a wide view of each building, the sides of the house and any narrow access points. Include the driveway and gates where practical.

Add your suburb, the number of storeys, known roof material and the sections you want cleaned. Note any no-walk areas, leaks, skylights, solar panels and rainwater tanks. Photos help start the conversation; they do not replace an assessment where one is needed.

Can you guarantee that nobody will walk on my roof?

Can the house roof be cleaned if the patio roof is unsuitable?

Potentially. Different sections can be assessed separately. The agreed work may exclude a particular roof or require a different access method. Make sure those boundaries are clear in the quote.

No single access method fits every two-storey home. Height, roof shape, condition and equipment access all matter. The proposed method should follow the assessment of your property.

Will extra access equipment change the price?
